1. How much should I ask?
Ask potential agents how much they think they can sell your property for. If two agents say $500,000 and the third says $600,000, you should really think about it. Chances are, the high bid is just a price embellishment to attract your business. In the real estate trade it’s known as buying a listing. When all is said and done, you’ll be the one who pays because the high price will scare away potential buyers and you’ll eventually be forced to drop the price anyway.
2. How will you market it?
Running an ad and listing your property on the Internet shouldn’t be the only answers. The agent should be able to explain to you what kinds of people are likely buyers and how he/she will reach out to those specific people.
3. What’s your specialty?
If you’re selling 250 acres of hunting and recreational property, hiring an agent who specializes in starter homes for young families is probably a bad idea. It doesn’t mean the agent can’t sell your property, but he/she may not have the experience or know-how to do the best job.
4. What will you expect of me?
A good agent will have expectations. He/she may want you to clear a field, trim some hedges, or mend a fence. This shows that the agent can think like a buyer, and that’s a good thing.
5. Can I talk to one of your previous clients?
Talking to an agent’s previous clients should provide you with enough information to make your decision a lot easier. If the clients speak highly of the agent and are happy to recommend them, odds are you’ll receive the same level of satisfaction.
